Part-Time Florida Real Estate Agent: Do You Still Need MLS and Board Membership?

Part-time real estate can be expensive.

If you are closing only an occasional transaction or mostly referring business to other agents, the fixed costs of a traditional setup can consume a large share of what you earn. That is why many Florida licensees eventually ask a practical question: Do I really need MLS access and board membership if I am not actively selling?

The answer depends on what you want to do

If you want to list properties, search the MLS for buyers, schedule showings, use lockboxes, write offers, and personally represent customers in transactions, then a full-service brokerage and the tools it requires may be appropriate.

If you mainly want to refer buyers and sellers to other active agents, a referral-only brokerage is a different model.

You keep the ability to make licensed referral connections through your brokerage and receive your share of referral compensation when properly documented referrals close and the fee is collected.

You also keep the professional relationships you spent years building working for you instead of simply giving those opportunities away.

How much does Basement Realty cost?

Membership is $99 per year. Associates keep 90% of collected referral compensation, subject to a $200 minimum brokerage portion per closed referral.

When does a referral-only model make sense?

  • You have another primary career.
  • You rarely need MLS access.
  • You mostly receive opportunities from your personal network.
  • You do not want the responsibility of handling full transactions.
  • You want to keep the Florida license active and useful.
  • You are tired of fixed real estate overhead that does not match your production level.

When does it not make sense?

If you still want to actively prospect, list properties, represent buyers, run open houses, negotiate offers, or build a traditional sales business, you need a brokerage structure that supports those activities. Referral-only is intentionally narrower.

The bottom line

A part-time agent should not automatically assume the traditional cost structure is the only way to stay in the industry. First decide what activities you actually want to perform. If the answer is “I mostly want to refer people I know,” then a referral-only brokerage may fit better.
