What Is a Referral-Only Real Estate Brokerage in Florida?

If you have a Florida real estate license but no longer want the expense or workload of traditional sales, a referral-only real estate brokerage can be a practical middle ground. You keep your Florida license active under a licensed broker, but instead of listing homes, showing property, negotiating contracts, or managing transactions, your role is focused on referrals.

This model is especially useful for agents who are retiring, changing careers, moving out of Florida, working another full-time job, taking a break from production, or simply tired of paying MLS and association costs for a license they still want to use.

What does “referral-only” mean?

In a referral-only brokerage, an affiliated sales associate refers a buyer or seller to another licensed real estate professional who will handle the actual transaction. If the referral results in a closing and the receiving brokerage pays the agreed referral fee, the referring brokerage receives that compensation and pays the referral associate according to its compensation agreement.

Florida law requires a sales associate to operate for the broker registered as the associate’s employer. Florida Statute 475.42 also provides that a sales associate may not collect transaction-related money except in the name of the employer and with the employer’s consent. Why agents choose a referral brokerage

Traditional real estate can carry a surprising amount of fixed overhead: MLS access, REALTOR® association dues, lockbox systems, brokerage technology fees, desk fees, marketing subscriptions, and other recurring costs. Those expenses may make sense for a producing agent who needs those tools every day. They make much less sense for someone who mainly wants to preserve the ability to earn referral income.

Do referral agents need an MLS membership?

Not with Basement Realty. Our referral associates are not required by Basement Realty to join an MLS or a REALTOR® association. The point of the model is to remove much of the overhead that comes with full-service real estate production.

That does not eliminate your Florida licensing obligations. Your license still has to be current, your continuing education and renewal requirements still apply, and your activities must stay within the scope allowed by your brokerage relationship and Florida law.

Does the Florida license stay active?

Yes, when a Florida sales associate is properly registered under an employing broker and all licensing requirements are current, the associate can hold an active license. The Florida Department of Business and Professional Regulation provides a process for a sales associate to become active or change broker/employer. DBPR’s Change of Broker/Employer guidance explains that the transaction deactivates the associate under one qualifying broker and activates the associate under another.

What can a referral-only associate do?

Under Basement Realty’s model, the associate’s role is referral business. You identify someone who needs real estate help, refer that person to an appropriate active agent or brokerage, document the referral properly, and let the receiving professional handle the transaction.

The referral model is not intended as a way to keep doing full-service sales without the infrastructure of a full-service brokerage. If you want to list property, show homes, write offers, negotiate transactions, or directly represent buyers and sellers, a traditional brokerage relationship may be a better fit.

How Basement Realty works

Basement Realty charges a $99 annual membership fee. Associates keep 90% of collected referral compensation, subject to a $200 minimum brokerage portion per closed referral. There are no Basement Realty MLS or REALTOR® association membership requirements for referral associates.

Who is a good fit?

A referral-only brokerage can make sense if you are:

  • retiring from day-to-day real estate sales but still know people who buy and sell;
  • working another career but want to keep your Florida license useful;
  • moving out of Florida while maintaining your Florida license;
  • taking a break from production;
  • tired of paying MLS and association expenses when you rarely use them;
  • an experienced agent whose business now comes mostly from relationships and referrals.

A referral-only brokerage is not a shortcut around Florida licensing rules. It is a different business model: keep your license active under a broker, focus on referrals, eliminate much of the overhead of traditional production, and earn from the real estate opportunities already moving through your network.
